Five hundred metres from the water, and yet the street outside hums at a lower frequency — a residential pocket of central Nice where the mornings start slow.
Inside, a jacuzzi waits for the end of the day. Air conditioning handles the August heat, the kitchen is properly kitted out for long lunches in, and the keypad lock means you arrive whenever your train or flight decides.
Walk ten minutes and you're on the Promenade. Walk five and you're picking up socca and stone fruit at the Cours Saleya market, or ordering a pastis at a café where nobody is in a hurry.
It suits a couple, or a small family with the travel cot, or friends stretching a Riviera weekend into something longer. What stays with you is the sea air on the walk home — and the jacuzzi waiting upstairs.
Step out and the Mediterranean does most of the talking — that particular Niçois blue, the crunch of galets underfoot, the Promenade des Anglais already moving at 7h with runners and the slow shuffle of someone pushing a market trolley toward Cours Saleya. The light here is different. Painters knew. The sea air carries through the narrow streets behind the seafront, mixing with coffee and the iron tang of fresh fish on ice.
For socca, go to Chez Pipo on rue Bavastro — chickpea flour, olive oil, black pepper, eaten standing up with a glass of rosé. L'équipe will tell you to arrive hungry and slightly early; the wood-fired oven sets the pace, not you. It's the dish that explains Nice better than any monument: cheap, salty, unfussy, and impossible to recreate properly anywhere else.

Communication with the agent was very good, his instructions were clear. The flat has been freshly refurbished with enough cooking tools as I like to cook when on holiday. The beach is only about 15 minutes walk and access to the tramway very easy. From Alsace Lorraine you can get to loads of places.
